Gone are the days when real estate agents drove their clients around to house after house, week after week, showing them countless inappropriate properties. Today's busy professionals have neither the time nor the patience for that approach when looking for a new home.
Instead, we do the legwork for you. That involves getting to know you personally, listening to you carefully, and learning about your needs and desires. We help you get pre-qualified for a loan right up front, so you know what you can afford and avoid unpleasant surprises later. We help you determine the location and type of property that best fits your needs-and if you're open to it, we'll often encourage you to "think outside the box" and look for properties with better investment potential. We think we're pretty good at finding the potential in dated properties that may need some rehabilitation, and after several home renovations of our own, we know what to look for--and what to avoid--in seeking properties for rehabilitation and investment.
Once we get to know you and what you're looking for, we advise you about market conditions, identify properties that meet your criteria, eliminate those that don't, preview the contenders for you, and then take you personally to only those properties we really believe you will like.
Once we help you find a property you like, our job is nowhere near complete. We prepare and/or review all the contractual and required disclosure documents, perform all negotiations with the seller, and very importantly, we help you do your due diligence to ensure that you're making the right choice. We help you select and then schedule inspections, research the property where appropriate, evaluate and prepare repair requests where necessary, and stay in contact with your lender, title and escrow officers, and the seller's agent to make sure the escrow closes on time.
